The Landlord Data Promise

Last Updated: August 13, 2026 — Effective Date: August 13, 2026

Most property management companies are backed by venture capital. That means they answer to investors first and landlords second. Their business models depend on monetizing your data, selling ad placements, or steering you toward financial products that benefit their partners.

We are different. Marula Landlord OS is bootstrapped, independent, and built to serve one customer: you.

We believe that a company handling your financial records, tenant information, and legal documents should put your interests above its own. That principle guides every decision we make.

What we will always do

Put your interests first. Every product decision starts with “does this help the landlord?” If it doesn’t, we don’t build it. We will never add a feature that benefits us at your expense.

Be transparent about how we make money. Our revenue comes from your subscription — not from your data. If we ever add another revenue stream (for example, an optional service with a clearly disclosed per-transaction fee), we will tell you about it openly and explain exactly how it works before you use it.

Protect your data like it’s our own. Your property records, tenant information, financial data, and communications are encrypted and access-controlled. We invest in security because your data deserves it, not because a regulation forced us to.

Let you leave whenever you want. Your data is yours. No lock-in contracts, no export fees, no artificial barriers. Today you can download your uploaded documents; full self-serve data export in standard formats is in active development. If you leave, we make it easy — not painful.

What we will never do

We will never sell your data. Not to advertisers. Not to data brokers. Not to “strategic partners.” Not anonymized, not aggregated, not in any form. Your property and tenant information exists to serve you, period.

We will never sell ads against your dashboard. Your management tools are not an advertising surface. You will never see banner ads, sponsored listings, or “recommended” financial products in your workspace.

We will never steer you toward products that pay us a referral fee without telling you. If we ever offer third-party services (insurance, lending, vendor marketplaces), we will clearly disclose any financial relationship and give you the choice. You will always know when someone is paying us.

We will never use your data to compete with you. We won’t analyze aggregate landlord data to enter the real estate market, launch competing services, or provide intelligence to anyone who might.

We will never sell out your privacy for growth. We’d rather grow slowly and keep your trust than grow fast and lose it.

Why this matters

If you use a free product, you are the product. If your software company has investors demanding 10x returns, your data is an asset on their balance sheet.

We have no investors. We have no board. We don’t need to monetize your data to satisfy a growth target. Our only obligation is to build software that earns your subscription every month.

This isn’t a legal contract — it’s something stronger. It’s the promise that our business depends on. If we break it, we lose the only thing that matters: your trust.

How we’re built to keep this promise

Bootstrapped. No venture capital, no outside investors, no board of directors pushing for aggressive monetization. We grow at the pace our customers support.

No countdown clock. Most software companies are running against a runway — a fixed pile of investor money and a date it runs out. That deadline is what drives the price hikes, the feature paywalls, and the sudden shutdowns. We don’t have one. Our costs are low by design and sized to what subscriptions can support, so there is no round that can fail and no quarter where we have to choose between you and a growth target.

Subscription-funded. We make money when you pay for the product. That’s the entire business model. We never need to find a “second revenue stream” from your data.

Minimal third-party sharing. We use the fewest third-party services possible, and we disclose every one in our Privacy Policy. No analytics trackers, no advertising pixels, no data brokers.

Open books on data practices. Our privacy policy is written in plain English, not legal jargon designed to hide what we’re actually doing. If something changes, we tell you before it takes effect.

The bottom line

You are trusting us with your financial records, your tenants’ personal information, and your legal documents. We take that seriously.

We will earn your trust every month, or we don’t deserve your business.
